June Market Update

Anne Arundel County

As we close out the last of 2026's spring market, June's numbers largely reflect activity that was already in motion in May. Homes that closed in June typically went under contract the month before. Turnover across the spring stayed extremely tight, but total sale volume was up 7.8% from 2025, a sign we are still heading in the right direction (SLOWLY).


That said, the trend isn't guaranteed to hold. Pending sales are down 15% from this time last year, so the volume increase we're seeing now could soften over the second half of 2026. On the inventory side, coming soon listings are up 32% year-over-year. This is a real jump, but whether that new supply turns into actual sales will come down to how motivated buyers stay through a summer that pulls attention toward vacations and travel rather than open houses.


The number worth watching over the next couple of months is turnover (total # of sales). We have had a great first half of 2026 but the slower half of the year needs keep the trend going to show us any kind of movement towards a better market.

Homes Sold

763 homes sold (+6% vs. June 2025)

What it means: More homes are successfully changing hands than a year ago. It's a modest increase, not a dramatic one but it's the trend we want to see if the market is going to work its way back toward normal.


Days on Market

8 median days on market

What it means: Homes are still selling fast, but this is the first time in five years that the median has crept past a full week in Anne Arundel County.


Interest Rates

~6.47% average 30-year fixed rate mortgage in June

What it means: Slightly lower than this time last year. Rates bouncing between 6% and 7% is still the realistic range for the foreseeable future. If rates pass this range, either lower or higher, I'd expect immediate obvious impacts on the market (good or bad).


5-Year Average Appreciation

~4.09% annual appreciation

What it means: June sales prices came in fairly flat. If inventory stays as tight as it's been, I'd expect this number to drift back up toward 4.3%–4.5% rather than stay around 4%.


Off-Market Sales

11% of all transactions occurred off-market

What it means: A meaningful chunk of the market is still happening outside the MLS. If you're not working closely with an agent who has access to that portion of the market, you're not seeing the whole picture — call me.


Active Inventory

1,015 active listings

What it means: A slight decrease from May. Expect inventory to hold roughly steady through the summer and into fall, since both buyer activity and new sellers coming to market tend to slow down this time of year.


Shout Out to My Buyers

I have the pleasure of working with a genuinely diverse group of buyers, and it's a big part of why I love this job. Some I've known since I was a kid. Some I met a month ago through Instagram. Some have never lived outside the Annapolis area. Others took a leap of faith and moved here without any family nearby, simply because they fell in love with the place.


They're all different, but the one thing that stays the same: they're taking the time to actually do their homework. Too many buyers right now are scrolling Zillow and then scrambling to make an offer the moment they find a house that photographs well. My buyers are giving one of the biggest purchases of their lives the respect it deserves.


Annapolis isn't an easy place to learn. Two major highways pull you toward Baltimore and DC, three rivers cut the area into distinct pockets, and there are more neighborhoods, HOAs, and neighborhood cultures than most people realize until they start looking closely. Buying a house is a long-term decision, and what you actually want tends to shift as you go through the process the right way.
